WASHINGTON – Home sales rose in December to the highest pace in nearly a year. The gain coincides with other signs that show the troubled U.S. housing market improved at the end of last year...

Sales are increasing at a time when the market is flashing other positive signs. Mortgage rates are at record-low levels. Homebuilders have grown slightly less pessimistic because more people are saying they might be open to buying a home this year. And home construction picked up in the final quarter last year.
The median sale price rose 2.3% to $164,500 in December.
Hiring has also improved, which is critical to a housing rebound. Applications for unemployment benefits are near a four-year low. The unemployment rate fell in December to its lowest level in nearly three years. And companies are coming off their best six-month stretch for hiring since 2006.

This is a time of year to reflect on the many things we have to be thankful for, and it’s no different for the family here at Boyd Builders Inc. We get to work with the people we love, doing work that we love to help families create homes for the people they love. This isn’t a responsibility we take lightly; we know who pays for all this fun and we are grateful to each and every family that entrusts us with a big investment in their future.

We know that we have been blessed to thrive in a time when others builders have faltered or failed, and we believe that our continued success is driven by customer satisfaction. It is our sincere goal for every family in a Boyd Builders home to be happy with the home and with the service that we provide at every step of the process.

The most rewarding part of our experience, though, is that many homeowners bring family members and close friends to see and consider our homes. We understand that this is the highest praise that we can get, and it happens often.

We are thankful, too, for the extended family of Realtors who have helped us to build our business and our reputation by bringing their clients to look at our homes.

We know that work is not the most important thing in life. For us, spirituality, family and good health top the list of things we appreciate. INSULATION

A lot of folks ask us about foam insulation, which can slightly reduce utility bills in the Texas climate, and significantly reduce them in areas far north of here. We have installed blown foam before at a customer’s request, but our research shows that it’s not cost effective in terms of payback.

We prefer to use Radiant Barrier roof decking, vinyl framed air-filled double-glazed Low E windows, blown fiberglass insulation, and 16 SEER HVAC units. These items combined make for a very small utility bill. In our office you can see a bill for $301 for the hottest month of the year, for a 4456 square foot home in our Twin Creeks neighborhood. Many people have told us that their houses built by another builder of smaller square footage have summer electric bills of two to three times that amount, or even higher.

Please remember to look at the real overall cost of your new home before you make a decision. Buying a house that is only five years old can end up costing you a bundle; and buying from any builder who doesn’t care about your future can end up much worse.

JUST MOVED IN

We’ve been in our new home about 3 weeks now, and the only way to describe it is we love it. We moved from S.A., and Joe was very easy to work with. The home was already built, but we did make several changes on the interior. Whatever we wanted, we got a “Can do” attitude.

Joe, we love our home, you must stop by for a visit. Also, if y’all need a reference, don’t hesitate to use us. We are very pleased customers.

WINDOWS

For several years now we have been using only vinyl framed windows, except in a few neighborhoods in which we use some wooden windows. Vinyl windows are incredibly more efficient than the old-style aluminum windows that some builders still use. Our windows are Low-E Double Glazed with trapped air between for its excellent insulating properties.

We were delighted to receive the Excellence in Energy Performance Award from Oncor last year. Only nine builders statewide received this prestigious award, and these energy saving windows are an important part of our “whole house” Energy Star certification—the highest energy rating awarded by the federal government.

More Customer Notes

We moved into our new home in May 2010. We had given Boyd Builders a shorter time than their normal time span from design to completion. We had put the first week May 2010 as an absolute deadline for Completion and Closing. Doug Boyd, Curtis Johnstone and Ed White made sure that it was 100% ready and waiting for us when we arrived from New York to take possession. Despite a myriad of customization changes, they made sure that completion remained exactly on time.
As a former Construction Engineer, I can say that Boyd Builders took particular care in doing things the right way up front rather than just going forward with the work and then deal with complaints afterwards. It has been said that a builder is only as good as their subcontractors. I can say from experience that Boyd Builders has very good Subs who insist on doing nothing less than high quality work. Their Subs are true professionals. Our interaction with Doug, Curtis and Ed when we made visits during the construction period had always left us with a positive feeling about them. They were very helpful in trying to understand our custom requirements and in accommodating the many changes that we had made, including some which had been made even after the original work was completed!
Their service continued to be excellent even after the sale was completed and we took possession. The service of Ed White during the post move-in months was particularly remarkable and we appreciated it a great deal. "If you have any problems, just give us a call. We'll be here" is what Doug Boyd had once told us. Looking back, we know that he had really meant it. A phone call was all it took to take care of some minor issues, which had come up many months after we moved in. We never ever had to call them a second time and that, in our opinion, was very nice.

It was indeed a pleasure doing business with Boyd Builders and we have great pleasure in recommending them. Consistently high quality of workmanship coupled with remarkably good customer service has made Boyd Builders a very successful company. We wish them continued success ahead.

We contracted with Boyd Builders to build our home in Kennedale in the fall of 2011.
Boyd assured us that the amenities, quality and materials used in their show homes,
would be used in our custom built home. Boyd also assured us that all work would
be done in a timely and professional manner. Boyd not only met their assurances, they
exceeded them.

As a registered professional engineer, I greatly appreciated their
attention to quality and energy saving features. We would use Boyd Builders again and
recommend them.

A Great Month

What a month we're having here at Boyd Builders, Inc. -- in the last 17 days, we've moved in 5 families, and we've taken contracts on all remaining inventory which can be completed by the end of this year.

Looks like we'll end up the year with 22 families moving in. Thank you to all our happy homeowners who have referred friends and family to us; Thank you to our Realtor Friends who have brought your precious clients to us; Thank you to the 22 families who have placed your trust in our team this year. We have 7 more homes to complete this year, and we've taken contracts on several more which will be completed in 2012.

2012 Spring Tour

I've been asked by John Montgomery, President of the Greater Fort Worth Builders Association, to serve as Chairman of the Spring Tour Committee for the 2012 show. Boyd Builders Inc. has entered homes every year since 2004, and we've won several first and second prizes in our category.

Last year, I served on the Spring Tour Committee, and we had a good show. The Spring Tour has always been a financial success for Boyd Builders Inc. and I'm confident it can pay big dividends for every homebuilding company in our area. When the show started this April, Boyd Builders had 7 unsold homes on the ground, and now all of them have been bought. In addition, we have written sales contracts to build 4 more, and we've started 3 more unsold homes. --Doug Boyd--

Builders Association Party

Wonderful party on the sixth of October in North Fort Worth -- John Montgomery was officially handed the gavel to become President of the Greater Fort Worth Builder's Association, and I was installed as Vice President. After being a member in good standing for several years, I was elected by the general membership to be a Director of the Association 2 years ago. This year, I've been asked to serve as Vice President and as a member of the Executive Board. I guess my service on last year's Spring Tour Committee and Chairmanship of the Judging Committee for this year's Kaleidoscope of Homes were noticed. --Doug Boyd--
